I just figured cafeterias would be perfect since there is little worry about spilling a little water. A gym would not be ideal because of that. Also less demand for cafeterias then gyms.

Have you potentially looked at school cafeterias? A quick search came up that Berkeley High charges 67 a hour for use of a cafeteria. I think you would also need to have one custodian @32 an hour as well.
