2024 was a bad year for me, without going into details I now own an old(ish) home in San Bruno that I need to renovate to get to "rental ready" state, this includes by is not limited to, redoing the electrical (upgrading panel, plus others), possible plumbing, flooring, painting, amongst other things. And while I can hunt down various trades to do the work, (un?)fortunately this semester I actually have a very full teaching load and won't have time to deal with letting said workers on the property, and keeping up with who's doing what, so really just want to tell one person what needs to be done and have them find the people to do it.

Sounds like you want a foreman or a general contractor.

I would imagine @Srt4eric may know someone responsible from his given trade.Or prehaps @Turkeysammich.

Just do your due diligence and keep everything in writing. Everyone out there isn’t honest or reliable. (Random people from market place)

Jesse Smith is the general contractor who built my house in Sunnyvale and my tank stand/accessory builds. I can't say enough good things about him. He works out of Los Gatos so San Bruno might be far for him, but depending on the job he may take it. Buildsmith@gmail.com is his email. Let me know if you have any other questions for me.
